The items below are services I will provide during our relationship to assist you in marketing your home to a successful sale and settlement:

 

    1. Provide a comprehensive listing & marketing presentation including a comparative market analysis of your home to determine fair market value.
    2. Provide a detailed and understandable agency presentation.
    3. Provide you with market & financing information & all options to service your needs.
    4. Recommend methods to improve the saleability of your home.
    5. Install a lockbox on your home which will increase your home showings by 80%.
    6. Enter your home in the MRIS, www.longandfoster.com, www.realtor.com, and my web page, www.jeanpirovic.com so it is transmitted to thousands of agents and buyers through out the nation and world.
    7. Arrange for the installation and location of a distinctive "For Sale" sign for your yard.
    8. Prepare a professional brochure on your home for prospective buyers including a feature sheet with photos, a lender qualification sheet, a site plan if provided, a conveyance sheet and a property disclosure statement.
    9. Organize an office tour so that agents gain exposure to your property and are familiar with the benefits of your home. This also helps to elicit feedback and suggestions from other agents who may show your home.
    10. Notify the Relocation Office as to the availability, terms, price, special features, etc. of your home for additional exposure and assistance should you require it in another region.
    11. Notify neighbors and surrounding communities as to the availability, terms, price, special features, etc. of your home via the use of "Just Listed/Sold" cards, door hangers, flyers, faxes, mailers, etc. This includes distribution to the top 100 realtors in your market area.
    12. Enact the DIR (Direct & Indirect Referral Program) on your home.
    13. Contact my farm and sphere of influence announcing the listing of your property
    14. Make myself available by car, business and home phone and by facsimile to disperse information on the property, to meet with prospecive buyers and to answer any other agents questions.
    15. Provide follow-up calls notifying you about any showing or activity on your home and others in the neightborhood. Counsel you as to neccessary changes or recommendations in reference to your property.
    16. Follow-up immediately any and all leads from newspaper and magazine advertisements, open houses, telephone inquiries, mailers, etc. including follow-up with agents who have previewed your property.
    17. If the property and marketplace dictate, either myself or other agents in my company will hold open houses with your permission and with counseling on how to prepare your home for an open house.
    18. Advertise your home in such publications as The Washington Post, The Homebuysers Journal, The Real Estate Book & The Gazette at my discretion.
    19. Screen and qualify all interested prospects.
    20. Present and counsel you continually on any offers and counter-offers. Make sure that you have all options presented to you so you can analyze the feasibility and desirability of each one.
    21. Utilize my expertise in qualifying the buyer and overcoming their objections to close.
    22. Place the purchaser's earnest money deposit in an escrow account in order to protect you.
    23. Continually and until your home is sold, develop creative prospecting ideas to attract potential buyers to your home.
    24. Solicit questions and input from you on an on-going basis so you feel comfortable and informed.
    25. Arrange any inspections that may be necessary as a result of a contract (i.e., radon, termite, home inspection, FRT roof, environmental or otherwise).
    26. Meet with appraiser and/or inspectors to facilitate the loan process.
    27. Assist in the negotiating process to insure you receive the best possible price for your home.
    28. Keep you informed on the progress of the credit and financial approval of the purchasers.
    29. Estimate the net proceeds you can expect from the sale of your home.
    30. Order title information if necessary and act as a liason between the settlement company and you prior to settlement.
    31. Arrange for you to utilize our administrative services where applicable such as a bridge loan, relocation assistance, etc.
    32. Place riders on your"For Sale" sign when necessary, drawing buyers to your property or notifying them that the house is sold
    33. Provide a list of contractors if necessary to assist in any financing requirements or repairs subject to the home inspection report or VA/FHA appraisal.
    34. Coordinate settlement activities.
    35. Work cooperatively with other agents to enable you a smooth transaction.
    36. Notify you regarding the insurance cancellation and utility termination.
    37. Personally accompany you to settlement to protect your interests.
    38. Establish a long term relationship with you of sharing ideas, techniques, options, solutions in the home selling & buying process. Remain in contact with you to service your present or future real estate needs.

It is my desire to form a partnership for profit. Profit is defined as the sellers closing escrow with smiles on their faces, with a sales price that represents the market value; and all of this accomplished in record time.
